Buyers scramble to live in a Florida community home to the largest swimming pool in America

Buyers can’t get enough of the largest swimming pool in America — and it’s turning Florida’s newest master-planned communities into hot commodities.

And we’re not talking any pool. Mirada, a sprawling development in San Antonio, Florida, located north of Tampa, boasts a 15-acre man-made Crystal Lagoon, now the biggest of its kind in the country. 

For comparison, 15 acres equates to approximately 150 NBA basketball courts.

The title once belonged to Beachwalk Club’s Crystal Lagoon in St. Johns, FL., which features over 14 acres. And coming in third is the nearby Epperson, the original lagoon community built by the same developer, Metro Development Group, which spans a comparably modest 7.5 acres.

Though the sizes vary, what they hold in common is the sense of an oasis. With expanses of turquoise waters, beach areas and lounge seating, they give the impression of a luxury resort amenity in Dubai — where entertainment options never run dry.

That being said, the lagoon craze has translated directly into sales. Epperson is now 94% occupied, while Mirada, still filling out its newer sections, sits at 75%.

Homes in Mirada run from townhomes that start at $250,000 to two- to three-bedroom single-family homes from $385,000.

Currently Mirada holds 2,873 households including renters, with plans of developing up to 5,000 homes (what it is currently zoned for).

Homeowners in both communities get discounted access to the lagoons and their water activities, a perk developers say has become one of the single biggest draws for prospective buyers touring the properties.

And for those who want a slice of paradise but are not homeowners or renters in the community, they can access a day pass for $50 depending on availability.

“The lagoon is one of the biggest drivers of interest we see from buyers exploring communities like Epperson and Mirada,” Lisa Gibbings, vice president of corporate affairs for Metro Development Group, told The Post. “It creates an immediate sense of excitement because it’s something people can’t find in a traditional neighborhood.”

Beyond the water itself, Gibbings said the appeal comes from the sheer range of things to do without ever leaving the neighborhood, from paddleboarding and kayaking to a floating water obstacle course and a swim-up bar for adults.

The company also runs a program called the Social Hub, which hosts more than 300 events a year for residents.

“What makes the lagoon unique is that it has something for everyone,” Gibbings said. “No matter where you’re moving from, the Social Hub makes it easy to find your future neighbors and friends and feel at home from day one.”

Metro Development Group has been betting on the lagoon lifestyle for nearly 10 years. The company first introduced the concept at Epperson, then went bigger with Mirada.

“Metro pioneered lagoon living nearly a decade ago with a bold idea: bring the best of the coastal lifestyle inland,” Gibbings said. “Since opening Epperson, we’ve continued to innovate and push the concept forward, including building the nation’s largest lagoon at Mirada. Today, the momentum is undeniable. People want the water, the energy and the sense of escape that comes with coastal living, right outside their front door.”

Gibbings said the developer is bringing its lagoon concept to even more Florida communities, including a project at Sandal Key in Hernando County that will pair a lagoon with the company’s first lazy river.

“The lagoon concept continues to evolve,” Gibbings said. “The excitement around these communities shows that people are looking for the complete package — a beautiful home in a thriving community.”

For Gibbings, the appeal isn’t just the water itself, but what it represents for buyers seeking something beyond a standard subdivision.

“Epperson and Mirada have proven that buyers are hungry for a different kind of community,” she said. “The lagoon is the centerpiece that creates excitement, brings people together and gives residents an experience they can’t find anywhere else.”
