Maybern, a financial technology company that specializes in fund management solutions for private markets, has signed a long-term lease renewal at 10 Astor Place, nearly tripling its footprint in the GFP Real Estate-owned building.
As part of the deal, Maybern will grow from 11,000 square feet to 30,000 square feet, renewing its lease across the building’s entire third floor and adding the entire fourth floor to its footprint, GFP announced.
This is a long-term lease stretching more than 10 years, according to GFP. The asking rent was not disclosed, though asking rent for office space in nearby Tribeca was $83.18 per square foot during the second quarter, according to Colliers data.
Maybern moved into 10 Astor Place in 2024, taking that 11,000 square feet, after outgrowing its previous SoHo office space, GFP noted. Neith Stone from GFP represented the landlord in the transaction, alongside Rob Silver, Anthony Sciacca and Brittany Silver from Newmark.
“In today’s market, expansion tells a more meaningful story than relocation,” Stone said in a statement announcing the deal. “When an existing tenant more than doubles its footprint and commits for the long term, it’s a powerful vote of confidence. Tenants are drawn to boutique buildings like 10 Astor Place because they offer what new construction can’t replicate: enduring architecture, unmatched character and the kind of hands-on ownership today’s companies value.”
Jonathan Franzel and Leo Koné from Newmark represented the tenant.

We look forward to seeing Maybern thrive in its new home for years to come.”
Built in 1876 by architect Griffith Thomas, 10 Astor Place is a seven-story, 156,000-square-foot office property four blocks east of Washington Square Park. Tenants include coworking firm the Malin and self-storage company Stuf.
