Fancy adding a 770,386-square-foot trophy office property to your portfolio? You’re in luck. 

Tishman Speyer is marketing 6 Grand Central for sale, sources told Commercial Observer, with an asking price somewhere around $450 million.

The fee simple interest in the property is being marketed by Eastdil Secured’s Gary Phillips and Will Silverman, sources said. 

The Class A office tower is at the corner of Third Avenue and East 42nd Street in the Grand Central submarket with a direct connection to Grand Central Terminal via the Chrysler Building. The building is one of only four postwar buildings with such access. 

Formerly known as 666 Third Avenue, the property was bought by Tishman in 1998. It was last renovated in 2022, and rebranded as 6 Grand Central in 2024 “to reflect our dedication to grandeur and excellence, and the building’s direct connection to Grand Central Terminal,” according to a LinkedIn post from the firm. 

That same year, investment manager VanEck signed a 10-year renewal for its 53,333 square feet on the entire ninth and part of the eighth floor of the building. Other tenants include the Consulate General of the Netherlands, law firm Mintz Levin and health care logistics firm Strata Critical. Studio Grand Central occupies the sixth floor, offering coworking spaces, private offices and meeting rooms.

Earlier this year, Tishman also parted ways with CitySpire, a 70-story office and condo tower on West 56th Street, selling the property to DelShah Capital for $135.7 million. 

Tishman Speyer declined to comment.
