Mumbai: Pune has become the first city in Maharashtra to get a Model Sub-Registrar Office (SRO) as the state government moves to modernise property registration and improve service delivery at registration centres.

The Model SRO has been set up by VFS Global, in consortium with WE Excel Software, under a five-year contract awarded by the Inspector General of Registration and Controller of Stamps earlier this year. The consortium will set up 60 such offices across Maharashtra in phases.

The Model SRO uses digital infrastructure and a redesigned service process for property registration. It includes digital systems for processing registrations, waiting areas with Wi-Fi and service executives to assist applicants.


The centres are intended to reduce waiting times and streamline the registration process. They will operate as optional service centres, while existing government registration offices will continue to function.

In the first phase, four more Model SROs are planned across Mumbai, Thane and Nagpur. The programme will subsequently be expanded to other parts of the state as part of the planned rollout of 60 centres.

The initiative comes as Maharashtra continues to handle a large volume of property registrations across its urban and semi-urban markets.

The digitisation and standardisation of registration services are aimed at improving processing efficiency and providing applicants with a more structured interface with the registration department.
