MUMBAI: Brookfield India Real Estate Trust’s special purpose vehicle Kairos Properties has agreed to acquire office condominium units spread across two floors in a commercial tower Delphi building in Powai suburb of Mumbai for Rs 75.2 crore.

Kairos has signed an Agreement for Sale with an unrelated third party on Tuesday, for the purchase of units 501 to 503 and 601 to 604 on the fifth and sixth floors of the commercial tower’s C wing.

The property is situated at Hiranandani Gardens, forming part of the larger Downtown Powai township.

Following the acquisition, Kairos’ ownership in Delphi building, comprising wings A, B and C, will increase from 80% to 86% on a gross leased area basis.

The acquisition is expected to be completed within the third quarter of financial year 2026-27, according to a regulatory intimation.

International property consultant JLL India acted as transaction advisor.

The deal has been approved by the boards of Kairos and Brookprop Management Services, the manager of Brookfield India REIT.

The acquisition will add to Brookfield India REIT’s ownership of the office asset in one of Mumbai’s established commercial and mixed-use districts.

The Delphi building forms part of Downtown Powai, a large township developed around residential, commercial and retail uses in Powai.

Brookfield India REIT is a listed real estate investment trust focused on income-generating commercial real estate assets in India. The REIT’s portfolio includes office properties across key commercial markets.

The transaction is structured as a purchase of the specified condo units, with completion subject to the terms of the Agreement for Sale.
