Saadiyat Island is already renowned for its stunning beaches and cultural icons – but it’s set to further cement itself as a world-class lifestyle destination with the unveiling of Marsa Al Saadiyat, a Dhs100 billion waterfront destination.

The final phase of Saadiyat Island’s masterplan, Marsa Al Saadiyat is set over a sprawling 4 million square metre site, nestled along an 8km coastline with 6km of sugary Saadiyat beach to enjoy. So, if you dream of waterfront living on one of the world’s best beaches, this might be your new address.

Everything at Marsa Al Saadiyat is designed around 140km of interconnected walkways, and the development also features a 46km cycling loop, with every home within 150 metres of the bicycle network. Within Marsa Al Saadiyat, there will be Abu Dhabi’s largest marina, with some 350 berths, a 1km waterfront promenade – complete with shops, restaurants, a yacht club and two luxury hotels, plus the recently announced Dar al Funoon, a stunning performance centre designed by the late Frank Gehry.

Perhaps one of the most interesting features of Marsa Al Saadiyat is an underground Etihad Rail high-speed station. This is set to be a major new addition to the transport network, which has just begun passenger operations between Abu Dhabi and Fujairah.

For the 58,000+ residents set to call Marsa Al Saadiyat home, practical amenities include three schools, premium healthcare and plenty of leafy parks and community spaces. Think children’s play areas, sports courts and clubhouses with outdoor pools all woven into a serene, walkable destination.

Beyond the community, Marsa Al Saadiyat will directly connect to Saadiyat Cultural District, the island’s cultural heart, where you’ll find legendary institutions, including the Natural History Museum, Louvre Abu Dhabi, Zayed National Museum, teaLab Phenomena and the under-construction Guggenheim Abu Dhabi.

The Aldar-developed destination features a collection of private mansions, luxury villas, waterfront apartments and branded residences, sales for which are expected to begin in the second half of 2026.
