A new residential tower rising just off Fifth Avenue is set to reshape the Greenwich Village skyline—much of it has remained under wraps, but Robb Report just got a first look. Developed by Legion Investment Group and EJS Group, the aptly named Greenwich Spire at 11 West 13th Street will measure a lofty 500 feet tall but offer just 34 residences, adding a layer of exclusivity.

The architecture comes from Kohn Pedersen Fox, with interiors by Leroy Street Studio. While the building’s height makes it a standout in the largely low-rise neighborhood, its design is intentionally understated. Instead of an all-glass facade, KPF opted for blade-cut brick, cast stone, and metal detailing that feels more in step with the Village’s historic streetscape. Inside, Leroy Street Studio took a similar approach, pairing natural materials and custom finishes with high ceilings, oversized windows, and plenty of natural light.

Designing on a mid-block site meant the team had to think differently about how the tower would come together. “The mid-block condition was our biggest challenge,” says KPF design principal Trent Tesch. “We had to be very strategic in finding the right location for the tower and vertical circulation so that every apartment would have great light and views.”

That thinking shaped the entire project. Rather than designing the tower first, the team started with the apartment layouts before working outward, ensuring each residence made the most of daylight, privacy, and the sweeping views across Lower Manhattan, the West Village, and the Hudson River. Most of the homes will come with private outdoor space, too.

There are also subtle nods to the neighborhood throughout. Tesch says the team looked to landmark buildings like One Fifth Avenue for inspiration, hoping to capture what he describes as Greenwich Village’s “texture and elegance” while giving the neighborhood a contemporary new addition. Sales are expected to launch later this year, with residences starting at $4.5 million. Corcoran Sunshine Marketing Group will exclusively handle sales, and construction is expected to wrap up in mid-2028.

The Greenwich Spire is the latest in an expanding pipeline of Manhattan projects from Legion Investment Group. The developer is also behind 38 Gramercy Park East—the first ground-up condominium on Gramercy Park in nearly a century—as well as the forthcoming Thomas Juul-Hansen-designed condominium at 550 West 21st Street in West Chelsea, where homes are expected to range from about $2.5 million to more than $30 million.
