Proposed 18,631-square-foot mansion would bring a 40-car garage to central Greenwich

An 18,000-sqaure-foot residence is being planned for a site off Maple Avenue in central Greenwich, which would house the owner's collection of cars in a 40-space garage.

GREENWICH — Greenwich is no stranger to mansions. But one proposed for Maple Avenue would stand out even here: an 18,631-square-foot home with a 40-car garage, indoor and outdoor pools, a squash court and an art gallery in the heart of central Greenwich.

The property would also feature a detached guest house with two bedrooms.

While sprawling luxury homes are common in Greenwich's backcountry, a residence of this scale would be unusual in central Greenwich, just a few hundred yards from West Putnam Avenue and within walking distance of Coffee For Good and Second Congregational Church.

Attorney Tom Heagney, who represents the applicant, said the home's basement garage would accommodate "the applicant's car collection."

Plans also call for a central atrium, extensive landscaping with native and evergreen trees, an outdoor pool adjoining the main house and a detached guest suite with a living room and two bedrooms, according to the application. The prospective homeowner is not identified in the filing.

The development would combine four parcels assembled since 2024 by KJH Investments LLC, which lists a Stamford office address. The properties were purchased for a combined $13.65 million, according to town tax records.

Three of the existing homes have already been demolished, while the fourth, at 8 Park Ave., is slated for demolition.

Among the demolished homes was a 6,500-square-foot residence built in 2008 with five bedrooms, a butler's pantry, a sweeping staircase and a master bedroom with a fireplace. Town records show it sold for $4.25 million before it was razed. A home at 59 Maple Ave., built in 1989, also has been demolished.

Due to its size and scale, the proposal requires a special permit from the Planning & Zoning Commission in addition to site plan approval. A preliminary review has not yet been scheduled.

The planned structure on Maple Avenue would not be larger than some of the other megamansions built over the past decade, most of them in Greenwich's backcountry where large plots of land are common. 

Last year, a 26,837-square-foot mansion on Clapboard Ridge Road was completed with eight bedrooms, 16 bathrooms, indoor and outdoor kitchens, a separate pool house with a yoga studio and spa room, as well as a three-story glass elevator. A 18,370-square-foot home was completed this year on Brookridge Drive.
