An international advertising agency is more than doubling its office footprint with a new headquarters lease in El Segundo, Calif. 

Innocean USA signed the 101,000-square-foot deal at Hackman Capital Partners’ creative office campus in the small enclave just south of Los Angeles International Airport. The agency will relocate nearly 600 employees from 50,000 square feet in Huntington Beach after construction on its new space concludes in 2027, according to JLL, which represented the tenant. The company reportedly will use part of the space as a production facility for commercials and other content.

Terms of the lease were not disclosed. 

“This move is about creating the right environment for our next chapter,” Innocean USA CEO Steve Jun said in a statement. “This is an investment in our people, our clients, and the future we’re building together.”

The complex, named after its address at 888 Douglas Street, includes four buildings totaling 550,000 square feet over 30 acres. Hackman acquired the former Northrop Grumman aerospace manufacturing complex in 2016, and invested about $100 million converting it into the creative office.

Other major occupiers at the property have included L’Oréal USA, which signed for more than 100,000 square feet in 2021, and Beyond Meat, which originally leased 280,000 square feet for its headquarters.

Aerospace and defense companies have also returned to L.A.’s South Bay, and helped bolster leasing at the El Segundo campus. Hypersonic aircraft developer Hermeus signed for 62,552 square feet earlier this year, while Varda Space Industries expanded to 54,749 square feet in 2025.

Innocean USA is the U.S. arm of Innocean Worldwide, which was created by Hyundai Motor Group. JLL’s Jason Fine, Jeff Ingham and Mitch Lundquist represented Innocean, while Hackman was represented in-house.
