Hidden behind a gate on a bustling Times Square block sits a secluded Gilded Age carriage house that could be yours for $2.5 million.

The freestanding carriage house at 420-422 W. 46th St. is tucked inside Clinton Court, a private courtyard reached through a narrow gated passage off the street, just steps from the nonstop hustle of the Theater District. 

The 1,500 square foot home has three bedrooms and three bathrooms across the second and third floors, plus an auxiliary studio with its own office, bedroom and bathroom, two wood burning fireplaces and stained glass details throughout.

The structure dates back to the 1850s, when it housed horses hauling milk deliveries around the neighborhood between shifts. Granite steps lead from the courtyard up to a private roof terrace built above the old stables.

The building later became an art studio for the Menconi Brothers, the sculptors behind the giant flagpole bases outside the New York Public Library.

A 1937 New York Times piece on the courtyard, cited by historian Tom Miller, described the scene as almost too picturesque, like a stage version of Montmartre. Over the decades the courtyard has drawn artists, actors and playwrights, including actress Elizabeth Ashley and playwright Neil Simon.

Listing broker Paul Devlin of Brown Harris Stevens walked buyers through the hideaway in a TikTok tour that pulled in 410,000 views.

“We’re here in the heart of Hell’s Kitchen on West 46th Street. I’m about to show you a secret carriage house,” he said.

Devlin pointed out the front porch overlooking the courtyard and the private roof terrace above the old stables.

“And then here’s access to the roof of the original stables that could be your own private garden for flowers and vegetables. First you’ll notice these amazing stained glass windows looking out between the buildings and come into this grand room, high ceilings, original windows, wood burning fireplace,” Devlin said.

He also tied the block to another piece of city history.

“That playground is where the original fight scene of West Side Story was filmed in the 1960s.”

The carriage house has its own Hollywood credits too, showing up in Woody Allen’s “Bullets Over Broadway” and “Deconstructing Harry,” along with “Law & Order” and “Blue Bloods.”

The asking price has fallen substantially since the home first listed at $3.75 million in May 2025, dropping through $3.25 million, $2.95 million and $2.75 million before settling at its current price this July. The home has come down significantly in price since it first hit the market. 

Per StreetEasy records, it listed at $3.75 million on May 30, 2025, then dropped to $3.25 million that September, $2.95 million in October, and $2.75 million in January 2026. The listing came off the market briefly in April before relisting and settling at its current $2.5 million ask this July — a total cut of roughly 33 percent from the original price.

The carriage house belongs to an 18 unit cooperative, with monthly fees running around $4,000, and commenters on Devlin’s TikTok have plenty to say about it. 

One called it “actually a fantastic price for such a beautiful and historic home in NYC,” while another joked “powerball, don’t fail me.” 

Not everyone was sold on the math, though, with one commenter griping “the $4400/month HOA and $900/month co-op fees are insane” and another noting that buying in means “you’re not really buying a house you’re kind of signing up to be a historical steward that gets to live where he works.”
