In 1999, at the end of his five-season run with the Dallas Cowboys, Deion Sanders custom-built a 29,000-square-foot megamansion on over 100 acres in the affluent suburban Texas town of Prosper, about 35 miles north of downtown Dallas. Designed so he’d never have to leave—fitting for the larger-than-life personality known as “Prime Time”—the residence, dubbed Chateau Montclair, boasted a private barbershop, a two-lane bowling alley, and an indoor football field. A full-sized indoor basketball court featured his personal motivational slogan painted on the wall: “You Gotta Believe.”
The legendary cornerback sold the property to developers in 2014 for a reported $15 million. Much of the sprawling acreage was subsequently carved up to accommodate a high-end residential neighborhood, leaving the grand mansion sitting on about six acres. For the next decade, it bounced through luxury auctions, changing hands but ultimately left unoccupied.

The massive home finally entered its next era in July, selling “as-is” for $4.5 million to Ervin Singh and Pooja Sharma, a local couple who plan to restore the long-abandoned estate to its former glory. Heather Stevens of The Agency Frisco held the listing for the property, which was initially offered for $5.5 million.
Beyond its athletic spaces, the nine-bedroom, 11-bathroom abode was engineered for pure splendor. The primary suite hosts a kitchenette, an in-ground spa, and a staggering 3,000-square-foot, two-story custom closet with glass floors. There’s also a marble entry foyer with a bifurcated staircase, a movie theater, gym, sauna, and indoor pool. Outside, a fully stocked pond with a dock is joined by a 14-bay garage, including two oversized bays for an RV or yacht.

The mansion’s dramatic depreciation—selling for a third of what developers paid a decade ago—contrasts sharply with the explosive growth happening beyond its gates. When Sanders built the place nearly 30 years ago, Prosper was a quiet, rural enclave with country ranches. Today, it’s one of the area’s fast-growing luxury hubs, meaning the once-secluded hideaway is now ringed by a bustling neighborhood and multimillion-dollar houses.
The buyers are no strangers to managing enormous spaces. Singh is a prominent North Texas businessman who serves as the CEO of Prima Wholesale, an industrial distribution firm that recently expanded into a 104,000-square-foot facility in Dallas. As for Sanders, he currently resides in Boulder County, Colorado, where he is the head football coach for the University of Colorado Buffaloes.
